It's not (only) because of armor. The listed damage is true assuming you have 12 spear mastery. It follows this formula otherwise. Plugging in AttributeLevel = 0 results in an actual damage that is around 35 % of the base damage.

The hammer is prenerf and cannot be dropped anymore. Don't sell to private offers. I'm not sure if there are prenerf 19-35 hammers (which would lower the price of yours), but with the perfect inherent mod I easily see it going for multiple armbraces, probably a few tens of them. Wait for more PC though.

These staves are all prenerf and cannot be dropped anymore. That said, my impression is that it can be hard to find someone willing to pay a reasonable price for them. If I had one, I wouldn't let it go for under an arm at the very least.

I'd merch the axe due to it being both q11 and non-perfect. I don't even think the 300 gv is enough to save it.

You can only use elite tomes to learn skills you have already unlocked on your account. In case you haven't unlocked it:

• If you have another character that far into the story, you could swap their secondary to Rit, cap it, and then use the tome on your lvl 12.
• You cannot be easily ran there, because House Zu Heltzer requires a quest to access. I don't know whether you can enter it if the runner has the quest.
